A FORMER health centre with more than an acre of land on the edge of Crediton sold for £300,000 in an online auction on Wednesday, March 24.

Western Lodge had a freehold guide price of £170,000 to £180,000 in the second online sale of 2021 by the regional land and property auctioneers Clive Emson.

Keen bidding took the final sale price for the semi-detached building over the guide by more than £100,000.

NHS Property Services instructed the auction of the former centre in Western Road, on a site extending to 0.49 hectares (1.22 acres).

Senior Auction Appraiser Dave Henwood said: “There was strong bidding from a range of interested parties.

“The new owner has various options to consider for the site. The adjacent building was converted into flats some years ago so Western Lodge may offer the potential for a similar scheme, subject to the necessary consents.”

The single-storey building includes an entrance hall, kitchen, seven rooms, WCs, storerooms and outhouses.

It was auctioned jointly with Helmores of Crediton.
