DETAILS of proposed sites for nearly 2,000 homes in the Crediton area are outlined in a new document.

Mid Devon District Council has now published its Housing and Economic Land Availability Assessment (‘HELAA’): (https://www.middevon.gov.uk/residents/planning-policy/housing-and-economic-land-availability-assessment/ )

The HELAA is an assessment of land in Mid Devon that has been brought to the attention of the Council by landowners, developers and others through two ‘Call for Sites’ held in 2021 and 2025, which may have potential for development for housing and economic uses, renewable energy and habitat creation.

The HELAA contains technical information about land that is available and suitable for development and is capable of being achieved, but it does not determine that planning permission will be granted, or whether a site will be allocated for development within a Local Plan or Neighbourhood Plan.

The purpose of a HELAA is to identify the potential future supply of land which is suitable, available and achievable for housing, economic and other development uses.

It is an important source of evidence to inform plan-making and decision-taking.

This HELAA will be used by the District Council to help make choices about which sites should be included in a new Local Plan and consulted on as part of draft proposals for the future planning of the district. Details have been published about the new Local Plan (‘Plan Mid Devon’) available on the Council’s website.

Sites identified and approximate numbers of homes proposed are: Parks Farm, Crediton - 750 Homes for sale, affordable homes, custom and self-build homes, homes for older people; Four Mills Lane - 79 Homes for sale, affordable homes, homes for private rent; Land Off Park Lane - 186 Homes for sale, affordable homes, custom and self-build homes; West of Four Mills Lane - 8 Homes for Sale/ Office/Industrial/Warehouse; Westwood Farm and associated Land - 347 Homes for sale, affordable homes, homes for private rent, custom and self-build homes, homes for older people; Crediton Hospital - 14 Homes for sale, affordable homes, homes for older people; Land at Chapel Downes Farm - 90 Homes for sale, affordable homes; Higher Road, Crediton - 60 Homes for sale, affordable homes, custom and self-build homes; Further Land at Higher Road, Crediton - 60 Homes for sale, affordable homes, custom and self-build homes.

Other areas earmarked include Stonewall Lane, Crediton; Land at Red Hill Cross; Land at Avranches Avenue (26 homes); Crediton Car and MOT Centre (3 homes).
