1) IN their argument for the development of Pedlarspool for industrial use, as well as housing, Mid Devon District Council state that there has been very little industrial development at Crediton since 1981.
Is this not because access to Crediton is limited by both routes to the town, and routes within it?
To address this situation, the A3072 needs to be upgraded to permit direct access for HGV's, to the M5.
In addition, the route between Barnstaple Cross and Creedy Corner (Red Cross) also needs to be upgraded, to permit the passage of HGV's travelling from the west of Crediton to join the A3072 without polluting the High street.
2) According to the MDDC, Pedlarspool is third in-line for development.
If this site is to be used for industrial purposes, the upgrading of the A3072, for both environmental and economic reasons is the key to its success.
3) The development of Pedlarspool also begs the question as to why the Hillside route has been recommended by the council, to access the Lords Meadow estate, rather than the Eastern Hillside route, or the well documented Valley route?
Either of these routes would provide a link with the A377, as well as the Lords Meadow Industrial Estate, keeping HGV's out of the residential areas of the town.
4) Since MDDC point out that development sites to the east of the town are in short supply, hence the need to develop Pedlarspool, what are the council going to do after 2026, when the current development plan expires?
Logic would suggest that sites will have to be found to the West of the town.
How will they be accessed, without adding to the pollution and congestion in the High street?
5) The answer is well understood by the majority of local people. The solution is a route identified by forward thinking people and earmarked to be built in line with the requirements of the towns' development.
The Crediton Bypass: This essential part of the plan for the area has now, on the instructions of both MDDC, and DCC, been abandoned.
6) This proposal, in the opinion of one of Mid Devon councillors, (currently living at Crediton), is madness.
There are a number of other MDDC councillors who are opposed to the decision, but have not expressed their views as strongly.
The bypass route should, unquestionably not be abandoned without a satisfactory alternative, which the Hillside route is not.
7) Hillside route: The council are now indicating that the Hillside route will, in time be extended to Forches Cross.
If this is their plan, why was it not included in the public consultation, of September 2009? and why has the cost of this not been published?
Could it be, that to publish these details earlier would tend to lead the public to compare these costs, with that of the extended Valley route, of which both councils were not in favour?
