A CREDITON pub with planning permission for redevelopment is being served up at auction with a freehold guide price of £210,000 to £230,000.

The Kings Arms in Park Street is among the lots in the fourth auction of 2022 by the regional land and property auctioneers Clive Emson.

It has planning approval for conversion into five homes with two bedrooms each plus outdoor space and cycle stores.

Senior auction appraiser Dave Henwood said: “This is a well-known pub which offers prospective buyers various options.

“It has ample accommodation over three floors, including staff quarters, with potential for continued use as a pub or some similar venture following refurbishment.

“It comes with the benefit of planning permission for residential development which could be followed. Alternatively, another scheme could be considered subject to the necessary consent.”

The double-fronted pub includes bars, a skittle alley, snooker room, kitchen, cellars, store rooms, three bedrooms, living room and study. The staff accommodation includes a kitchen, WC, shower, bedroom and living room.

Clive Emson Auctioneers has 121 lots on offer in its next auction, which ends on Thursday June 16.
