MID Devon District Council (MDDC) planners meet on Wednesday, August 8, and are expected to approve a raft of local planning applications.

The applications before the planning committee include, at land at Creedy Bridge (formerly Pedlarspool) in the Creedy Valley, the plan for 257 dwellings and up to five gypsy and traveller pitches; 8.6 hectares of land made available to facilitate the relocation of Crediton Rugby Club; up to 1.1 hectares of land safeguarded for the delivery of a primary school; access arrangements from A3072 (Exhibition Way); pedestrian and cycle areas on to Pounds Hill/Stonewall Lane; landscaping and area of public open space; and other associated infrastructure and engineering operations.

Being a MDDC preferred scheme on a previously allocated site, and despite objections from Sandford Parish Council and Crediton Town Council, it is expected that the plan will be approved.

Also expected to be approved, and which could provide much-needed jobs in the area, is the plan for the Remodelling and modernisation of the existing Crediton Garden Centre following demolition of existing structures, to include erection of retail areas, cafe, and warehouse, formation of new vehicular access, provision of parking areas, and landscaping.

HIGHER ROAD

Expected to be rejected is the outline application for up to 65 dwellings, public open space, ancillary works and associated infrastructure, including access at land off Higher Road, Crediton.

Also expected to be approved is the plan for the conversion of the former redundant care home, St Lawrence Home, in Churchill Drive, Crediton, where it is proposed there will be 22 residential units and external landscaping and parking.

COPPLESTONE

A plan for the erection of 40 dwellings, formation of a 64-space car park to service Copplestone Railway Station, public open space, vehicular access from Shambles Drive, pedestrian links and associated infrastructure following Outline approval is expected to be approved.

CHERITON

Also set for approval, but with a number of conditions, is a plan for 28 dwellings and up to 90 square metres of A1 retail floorspace, including incidental open space and car parking, following Outline approval on land at White Cross, Cheriton Fitzpaine.

The planning committee is also being asked consider an Outline application for the erection of 10 dwellings on land at Barnshill Close, Cheriton Fitzpaine.

THRESHERS

The committee, which includes councillors Polly Colthorpe (chairman), Mrs H Bainbridge, Mrs C Collis, Mrs G Doe, P J Heal, D J Knowles, F W Letch, B A Moore, R F Radford, J D Squire and R L Stanley, will also make a decision regarding the Outline plan for the erection of up to 40 dwellings with associated access, parking, open space, landscaping and supporting infrastructure on land adjacent to Brookdale, Threshers, Hollacombe, Crediton.

Expected to be approved is a plan of the extension and re-landscaping of the car park, and alterations to hole 10 of fairway and hole 12 tee and fairway at Downes Crediton Golf Course, Hookway, Crediton.

The committee members will also decide the Outline application for the erection of up to 16 dwellings with associated access, landscaping and other ancillary development on land south of Broadlands, Thorverton.

HOLIDAY LODGES

Members will also decide whether to approve or refuse the erection of an extension to the brewery, to include alterations to provide additional restaurant/bar floorspace, amended entrance arrangements and outdoor dining area, and erection of 11 holiday lodges by Yellow Hammer Brewing Ltd, Hanlons Brewery, Hill Farm, Newton St Cyres.

Other plans for across the district will also be decided upon at the meeting or site visits might be proposed.

PUBLIC QUESTION TIME

Members of the public wishing to speak about a planning application are requested to contact the Planning Committee Administrator before the meeting starts.

Up to 30 minutes is allowed for Public Questions but those who wish to speak are likely to be given just a few minutes to speak if there are more than a few speakers.

Time is set aside at the beginning of the meeting to allow the public to ask questions.

Members of the public are welcome to attend the meeting, which will be held in the Phoenix Chamber, Phoenix House, Tiverton, beginning at 2.15pm.

A special meeting of the Planning Committee will also be held on Wednesday, August 15, at 2.15pm in the Phoenix Chamber, Phoenix House, Tiverton, it is anticipated to decide on plans which are not able to be decided upon at the August 8 meeting.
