NO-one could possibly disagree with the elements of the “new” framework as described in the "Courier" of August 31.
Who could complain about the idea of “building the right number of homes in the right places” or expecting quality design, protecting bio-diversity and good air quality?
All these things are laudable and right and in fact appear clearly in Mid Devon District Council’s (MDDC) own Local Plan.
However, there are edicts from Central Government which require councils to build houses in quantity without true regard for local need or any of the criteria in the framework. Add to this the profit motive; landowners, developers and builders all want a share and in Crediton you get to the problem of Creedy Bridge (formerly Pedlarspool).
There is very little local support for this development (contrast the lack of objection to Wellparks).
The relatively small acreage left after Crediton Rugby Club has had its share will be developed intensively with 257 houses.
The chance of these being well-designed is low as financial viability is in the balance. All the criteria mentioned in the framework stand to be compromised.
This is not the right place for this number of homes.
Let us hope that members of the Planning Committee look to the future and give more weight to the Government’s strengthened emphasis for sensible, sustainable planning decisions and throw this application out.
